DDA Awas Nivesh Yojana 2026: 2,516 LIG flats in Narela at about ₹15 lakh, registration from 14 Oct
What DDA's 8 October circular says about the Narela LIG flats, prices, dates and fees; how they compare per sq m with the 384 Karmajeevi 1-BHK flats added on 1 October; and a worked estimate of total outlay and EMI.
Rules and rates as of 12 October 2026.
What DDA has announced
The Delhi Development Authority (DDA) has launched the DDA Awas Nivesh Yojana 2026, offering 2,516 LIG (lower income group) flats in Narela at a flat 25% discount. The circular, listed on DDA's What's New page as dated 8 October 2026, says the number of flats may go up or down.
- Pocket 3, Sector G2-G6: 1,020 flats, plinth area about 49.90 sq m, tentative price ₹15.01 lakh after the discount.
- Pocket 6, Sector G2-G6: 1,496 flats, plinth area about 49.90 sq m, tentative price ₹14.95 lakh. The flat list attached to the circular puts each Pocket 6 flat at ₹14,94,791.
Plinth area here includes common area and can vary from flat to flat. DDA says the demand letter will be based on each flat's actual plinth area, so the final price can differ slightly from these figures.
The timeline and the money up front
- 13 October, 12 noon: brochure available for download.
- 14 October, 12 noon: registration opens on the DDA Awaas Portal (eservices.dda.org.in).
- 20 October, 12 noon: booking of flats begins.
Registration costs a one-time, non-refundable ₹2,500. People already registered on the portal do not need to register again. Booking a flat needs ₹1,00,000. The circular does not set out eligibility; it says the remaining terms, including who can apply, will be in the brochure. That brochure was not yet on dda.gov.in when we checked on 12 October, so we have not read it.
The tentative prices exclude maintenance charges, water connection charges and, where applicable, conversion charges. DDA says these will be added at the Demand-cum-Allotment Letter stage, but the circular does not give amounts. The price table also says it excludes GST.
The other Narela offer: 384 more 1-BHK flats
In a separate circular dated 1 October 2026, DDA added 384 newly built 1-BHK flats in Tower X, Pocket 11, Sector A1-A4, Narela, to its Karmajeevi Awaas Yojana 2026. These are sold first-come-first-served on the same portal, with booking from 11 October. The plinth area, including balcony and common area, is 60.86 to 61.34 sq m, and the price after the 25% discount is ₹33.40 lakh to ₹33.66 lakh, excluding maintenance, conversion and water connection charges. A 5.76 sq m parking area is listed separately.
That scheme's brochure, published in July, limits it to "Karmajeevis": serving or retired regular government, PSU and public-sector bank staff, and professionals such as doctors, lawyers, chartered accountants, engineers and teachers. It sets a 1-BHK booking amount of ₹50,000. Those terms apply to the Karmajeevi scheme only; do not assume they carry over to Awas Nivesh.
How the two compare
| Flats | Plinth area (sq m) | Price after discount | Price per sq m |
|---|---|---|---|
| Awas Nivesh, LIG, Pocket 3 | 49.90 | ₹15.01 lakh | ₹30,080 |
| Awas Nivesh, LIG, Pocket 6 | 49.90 | ₹14,94,791 | ₹29,956 |
| Karmajeevi, 1-BHK, Pocket 11 (smallest) | 60.86 | ₹33.40 lakh | ₹54,880 |
| Karmajeevi, 1-BHK, Pocket 11 (largest) | 61.34 | ₹33.66 lakh | ₹54,874 |
Price per sq m is price divided by plinth area, which in both circulars includes common area. Per square metre, the LIG flats cost a little over half the Pocket 11 1-BHK flats. Specifications, floors and location within Narela differ, and the circulars do not explain the gap.
Worked example: what a Pocket 6 flat could cost in all
Take the Pocket 6 price of ₹14,94,791. Charges the circular names but does not price (maintenance, water connection, conversion, and GST if any) are left out because they are not yet stated.
- Registration fee to DDA: ₹2,500.
- Stamp duty (illustrative): Delhi's Revenue Department page lists 6% for a male buyer and 4% for a woman. At 6%: 0.06 × ₹14,94,791 = ₹89,687. At 4%: ₹59,792.
- Registration fee at the sub-registrar (illustrative): 1% + ₹100 = ₹14,948 + ₹100 = ₹15,048.
Total known outlay = ₹14,94,791 + ₹2,500 + ₹89,687 + ₹15,048 = ₹16,02,026 for a male buyer, or ₹15,72,131 for a woman. We have assumed duty is charged on the DDA price; the sub-registrar may use a different value, so treat this as an estimate.
Now the loan. Suppose the ₹1,00,000 booking amount is your own money and the balance, ₹13,94,791, is borrowed over 20 years at an illustrative 8% a year. EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P = ₹13,94,791, r = 8% ÷ 12 = 0.006667 and n = 240 months. That gives an EMI of about ₹11,667. Over 240 months you would repay about ₹28.0 lakh, of which about ₹14.05 lakh is interest. Stamp duty and registration are usually paid from your own funds, not the loan, and your lender decides how much of the price it will finance.
What is still unknown
Eligibility, payment deadlines after allotment, the size of the extra charges and any resale lock-in for Awas Nivesh will only be clear once the brochure is out. We will update this story after reading it.
What this means for you
Before 14 October, download the Awas Nivesh brochure from dda.gov.in (due 13 October) and check the eligibility conditions against your own situation. If you are not already on the DDA Awaas Portal, note the ₹2,500 registration fee is non-refundable. Work out where ₹1 lakh for the booking amount would come from, and add stamp duty and registration (roughly ₹75,000 to ₹1.05 lakh on a ₹15 lakh flat at Delhi's listed rates) to your budget. If you would need a loan, ask your bank what share of a ₹15 lakh DDA flat it would finance and at what rate. Before committing, read the brochure's cancellation and forfeiture terms; a CA or lawyer can help if anything is unclear.
